Preparation Before Listing:

  • Figure out how much money you want and need from the sale of your house.

  • Sign the Listing Agreement to list your house for sale, as well as any necessary Disclosures.
  • Provide us with proof of how much money is owed on the house.
  • Find Title Policy from when you bought the house and provide a copy to us or the Closing Agent.
  • If applicable, provide Homeowners Association or Condominium Documents.
    • Declaration of Condominium
    • Articles of Incorporation
    • Bylaws and Rules of the Association
    • Copy of the most recent year-end Financial Information
    • Frequently asked Q&A document
  • Clean the house down to the baseboards! Spotless!

  • We love your pets but please make sure there is NO sign of them in the house.

Offers:

  • Go over the offers with little-to-no emotion.
  • Upon accepting an offer, you will need to decide if you want either a Lawyer or the Buyer’s Title Company to handle the closing.

Appraisal:

  • If the Buyer chooses to have an Appraisal, get the house ready. Spotless!

Upon Closing:

  • Turn off Electricity and Water.
  • Contact your Insurance Company to send them a copy of the Settlement Statement and get a refund (if one is due).
  • Change Address with the Post Office & any companies sending you paper mail.
